Joe McFerrin asked:
Internet Marketing for Real Estate can be both an effective real estate marketing endeavor or it can be the worst idea you have ever tried out to build your real estate business. Internet Marketing for Real Estate is a whole new ballgame in itself, so be prepared to be an astute learner to gain the most from the experience.
The main purpose of any Internet Marketing for Real Estate campaign is to help you get the leads you need to be able to make a prospects list. This prospect list is composed of people you believe have the potential to become customers for you eventually. And this means managing traffic to your website appropriately.
Internet Marketing for Real Estate websites have to be useful somehow to visitors. Visitors who get disappointed by your website will never return and since you know how hard it is to get a person to visit in the first place, your Internet Marketing for Real Estate website has to offer as much information pertaining to the real estate biz as you can fit in without making your site look cluttered or disorganized. This leads us to the next tip.
The right Internet Marketing for Real Estate campaign will work if you snare the attention of visitors as soon as they enter your site. Yes, first impressions definitely last – but for them to lead to a possible sale, you have to have follow-through as well.
To produce follow-through, try examining your Internet Marketing for Real Estate website as if you were yourself just a visitor: what do you see? Do you just see a website like any other, or do you see a website that would attract people interested in real estate, that provides information that is actually usable for them, and that tells people the owner of this website is the person they should look for when trying to buy or sell real estate? Hopefully, it would be more of the latter for you.
When visitors drop by and leave a note, what is your Internet Marketing for Real Estate follow-through? Do you just take note of them then drop their names into a giant database to be swallowed up and forgotten forever? If you are a true follower of Internet Marketing for Real Estate follow-through techniques, you should follow through by sending them a message at whatever contact address they may have left. If all they left was an email address, that is okay already. You can start by sending them a thank-you email for visiting your website and tell them that you hope they will agree to be part of your subscription list for your business-oriented newsletter. It is always part of ethical Internet Marketing for Real Estate practice to ask before adding anyone to an emailing list – think of it as good etiquette for real estate agents.
Your Internet Marketing for Real Estate website would be incomplete if all you have are the same static content to showcase day in and day out. This means that your Internet Marketing for Real Estate articles on the website should always be updated, maybe even replaced when necessary, so that visitors get intrigued and come back for more. The better the service you provide this way, the more visitors will want to read and learn about what you have to offer.
Internet Marketing for Real Estate may be misused in one way though, and that is by using too much data that visitors get glassy-eyed and click on the mouse to find a less burdensome site to visit. It is tricky, this Internet Marketing for Real Estate campaign work, so you need to have a good sense of when you are overdoing the content.
If you want to add a personal touch to your Internet Marketing for Real Estate website, you may want to use a blog on your website as well. This helps visitors see things through your eyes.

Escapeso Austin Real Estate asked:
Some people choose to use a real estate agent and some people choose to go it alone. One thing I have noticed over the years is that a number of seasoned investors looking in a new city will seek out a good agent while novice investors will frequently go it alone. I have even had a number of successful real estate agents seek out my help when they are moving to our city. Why do some of these seasoned investors choose to work with an agent? Below is a list of 7 benefits of using an agent.
1. Understand potential restrictions of the property. I recently heard a story from a friend at the city development office in Austin Texas. A couple had saved up for their retirement. They wanted to retire and live out in the hill country. They went to the foreclosure auctions. At the auction they purchased a lot for 500,000. It had great views and they were going to build their dream house on it. They had researched the lot before the auction and found it was zoned SFR which means a single family residence can be built on it. After purchasing the lot they started plans to build their retirement house. At this time they discovered the lot was in the 25 year floodplain. My friend at the city development office explained that the lot could not be built on and was basically worthless.
2. Know about new developments that might affect a properties value. A good realtor will know of proposed new developments that might affect different properties in which a buyer is interested. Whether these developments are positive or negative can be valuable information when weighing different housing options.
3. Find potential problems with a property. It is always a good idea to have a home inspector look at a potential house. However, a Realtor is a good first line of defense to see if a house has inherent problems. A Realtor that can know about common problems, such as foundation or electrical, that affect a particular neighborhood.
4. Understand contracts specifics. Whenever you buy or sell a house you are entering into a large personal transaction. It helps to have someone on your side that deals with these types of transactions on a daily basis. A Realtor can help you understand contracts and can explain what is typical for your area. The most common pitfall into which I see unrepresented buyers fall is to become involved in an atypical contract that is not to their benefit. For instance a seller will sign an offer that has an option period that is 4 times longer than what is typical. A buyer might put in offers on multiple properties with long option periods. The buyer will wait and see if the market appreciates. If the market has appreciated the buyer buys the house at now and undervalued price. If the market has gone down the buyer walks away.
5. Misperception of a benefit of going it alone. Buyers frequently think that by not using a buyers agent they will get a better deal from the seller. In most situation the listing agent asks for 6 percent from the seller. If a buyer comes with an agent the listing agent splits the 6 percent with the buyers agent. If an unrepresented buyer comes the listing agent keeps the whole 6 percent. On the selling side, For Sale By Owners (FSBO) often think they are saving alot of money by avoiding a listing agent. Nationally, FSBO homes sell for 14 percent less than agent listed homes in the same neighborhoods. In addition alot of FSBO’s still end up having a buyers agents involved. There is also money spent on advertising. Since an agent has experience marketing homes the agent often can spend money more effectively on advertising. Agents often know which advertising sources produce the most potential buyers.
6. Save time when looking for listings. Looking for listings without an agent can take up large chunks of time. When looking with an agent you can see several homes in a few hours. When going it alone you have to call the listing agent for each house and wait at the house for the agent to arrive and open up the house. In addition agents often know houses which are not listed or may have already identified potential problems with a particular house of interest.
7. Insure Security. When a home is listed with a broker, agents coming to the house have to usually log in. This allows the listing agent to keep a record of every party coming into the house. Since their business is on the line, agents are more likely to protect the house from damage or theft. For a variety of reasons, it is generally not a good idea to have random people you do not know come into your house. Often sellers simply have a phone number, but that phone could be their house, a friend’s house, a pay phone, or even a stolen phone.
Searching for a home can be stressful and difficult but it can also be fun. Whether you choose to look for a home on your own or with a Realtor its a good idea to be a extremely careful when you seek out your dream home.

Sam Huntington asked:
If you’re looking to relocate to Fayetteville, North Carolina, and you’re looking for a house, you will need the services of a real estate agent. A reputable real estate agent must be authorized to conduct real estate transactions, matching sellers and buyers that want to do business in the Fayetteville area.
The agent is responsible for getting the best value for the buyer and the seller in terms of price. In the United States, a real estate agent is required to have a license in the state that they’re conducting business in. In this case, the agent would need to have a valid license in the state of North Carolina.
The agent may just be a person who sells real estate, or they may be the proprietor of their own real estate company, in which case they would be considered a broker. In order to get a license in North Carolina, the candidate must attend real estate school and then pass a state test. After they pass the test, they will receive their state license. They are then authorized to work in North Carolina as a real estate agent or broker. When they start working with a real estate company, they have to get their feet wet by showing prospective customers homes for sale. The real estate agent is required to be a member of the National Association of Realtors. This group is bound by a code of principles in regard to where they’re selling real estate.
Some states have agreements with other states, where say for instance, a licensed real estate agent in North Carolina can also take the real estate test in another state and be authorized to sell real estate there as well. The advantage of this arrangement is it’s not necessary to finish the requirements for that particular state.
After getting some residential sales under your belt, an agent can advance and get a license as a real estate broker. The agent must take additional classes and pass a state broker’s test.
After they pass the state test, they can get more experience in the office working as a manager or eventually open their own real estate company. This way, there is potential for additional income by hiring other agents to sell residential properties.
In Fayetteville, the real estate broker gets a commission when a residential property is sold. There is a contract that is drawn up, and the terms are supposed to be adhered to. The commission is applied when the sale is final. The amount of commission is dependent on the details of the contract. If the person conducting the transaction is a real estate agent, they still get a commission, but they also have to fork over a percentage to the real estate brokerage firm.
Some Fayetteville real estate brokers may offer individual services in addition to or in lieu of the regular full service, which is based on commission. The individual services include MLS marketing, appraisal of residential properties, conducting a sale or purchase or residential properties, and market analysis.
Before you decide on a real estate agent or broker, do your homework and check them out thoroughly. The real estate agents or brokers in Fayetteville should adhere to the same rules and regulations as others in the real estate industry in North Carolina and elsewhere.

Economywatch asked:
Real Estate can be categorized into two types, namely, Residential Real Estate and Commercial Real Estate. Residential real estate market is basically concerned with the construction of the buildings and homes meant for residential purposes. On the other hand, Commercial real estate market deals with the construction of the buildings and apartments specifically meant for official and commercial purposes.
A high degree of correlation has been observed between the growth rate of both economy and the Real Estate. Another observation highlights the fact that at the time of economic uptrend the performance of the real estate sector remains phenomenal. But at the later stage of the boom period, the commercial real estate sector jumps to the fore and performs extraordinarily. Thus, it has been empirically proved that the commercial real estate market reacts with the boom but with a lag.
Some of the aspects that help Real Estate
Economic growth of a country.
Money trickles down to all sections of the people.
The fruits of the economic growth are first relished by the urban society. Thus, a huge migration of people are observed from rural to the urban places. This migration leads to the increase in demand for more residential places.
Economic growth gives enhanced profit to the Corporate sector. Large parts of the profit is generally used for enlarging the business. Thus, along with increase in business opportunities, the demand for office spaces increase and consequently the commercial real estate market flourishes.
Now, let us visit the market conditions of this sector in some of the important countries.
Real Estate Market in USA
In the year 2005, this market has seen a phenomenal rise. Los Angeles has itself observed a phenomenal rise in the prices of residential real estates amounting to above 14 % during the five year period between 2000 and 2005. But in the year 2006, this market has seen a fall in their sales. This excess supply has caused glut in the market with unsold new houses piling up. Current condition worsened when the mortgage market panicked and the stock market evidenced heavy decline in prices of the real estate companies. Thus, the housing market has seen a declining slope in the year 2006 which is continuing till date. But this fall is partially compensated by the phenomenal rise in the commercial real estate market which has increased at the rate of twelve percent in the financial year 2006.
Real Estate Market in India
This sector is passing through a booming phase during the present time. According to the CEO of a real estate development company, Dun & Bradstreet real estate industry in India is increasing at a break-neck speed of around 30 %. This industry is contributing around seven percent to the national income of India. The total amount of loans forwarded by the financial institutions including the banks has seen a phenomenal growth of around twelve thousand crore rupees between the year 2005 and 2006.

Joe Cline - Austin Real Estate Broker asked:
Decide to Buy
The first step in buying a house is to try and understand what you hope to achieve. When you begin to think about buying a new house, there are many questions you should ask yourself such as: Why do I want to move? How soon do I want to move? How long do I plan on living in the home? For some people renting or putting off buying makes sense. Expect to commit to your home for 3-5 years if you want to avoid losing money on the home.
Needs Analysis
Once you decided that home ownership is right for you will want to decide a few things: What are the most important features to you in a house? How much do you want to invest in your home? Initially? Every month? Do you have lifestyle changes coming, such as adding a baby, having kids move out, or retiring? What part of town do you want to live in? What school district do you want your kids to go to school in? Once your goals are clearly defined you have your target.
Get Pre-Qualified
An important part of the home buying process is to be qualified for a loan. You should get a “pre-qualification” letter before you start actively looking for a house. Most lenders can provide this over the phone or with a simple 1-page questionnaire. This typically takes 20 minutes. Some data you should have ready is your and your spouse’s name, address, phone numbers, social security numbers, and past two years of employment, residential, bank, asset and debt information. If possible, you should try to get pre-approved for a loan which is a more serious level of commitment from a lender than a pre-qualification. To receive a loan pre-approval, all employment and credit is verified. This will mean that you are approved for a loan, subject to a final credit check and an appraisal of the subject property.
Make sure to inquire about all loans costs (origination fees, discount points, etc) and find out about closing costs. Closing costs are the fees for services, taxes or special interest charges that surround the purchase of a home. They include up front loan points, title insurance, escrow or closing day charges, document fees, prepaid interest and property taxes. Studies show that the closing costs, which can average 2 to 3 percent of a total home purchase price, are often more costly than many buyers expect. Unless, these charges are rolled into the loan, they must be paid when the home is closed. Finally, make sure your lender provides a Good Faith Estimate according to the Truth in Lending Act (Regulation Z). This allows you to “compare apples to apples” between different lenders.
Home Search
After you’ve found a house that you like, fits your needs, and has potential, you’ll need to prepare an offer. Determine whether or not the house is priced fairly by doing a thorough Comparative Market Analysis. Then review the seller’s disclosure and make appropriate adjustments and write your initial offer. Offers should include an earnest money check (made out to a title company), and an option money check (made out to the seller).
Some of the words in the previous paragraph may not be familiar to you. Let’s look at them:
Option Money - a check made out to the seller in exchange for the unrestricted right to terminate the agreement for a specified number of days. This is not found in many states.
Earnest Money - a check made out to a Title Company as a show of “good faith” that you are seriously intending to buy the house. The amount is usually around 1% of the home’s value.
Escrow Account - a special account administered by the Title Company that holds your earnest money until closing.
Title Company - a company that verifies the validity of a title and offers insurance to protect against problems with any liens on a property or clouds on a title. This company also conducts the closing.
Closing - the actual process of transferring the title of a house from the seller to the buyer (including assigning any liens to lenders for mortgages).
Inspection and Repairs
To protect your best interests, have structural and systems inspections done by qualified inspectors of your choice. Your lender will typically also require a termite and wood destroying insect (WDI) inspection. The inspection is a great opportunity to ask questions about your prospective home and learn important information about where everything is and how it works.
When the inspection reports come in, you will need to decide if the home is acceptable “as is”. If you require repairs to be made, then you will have to negotiate with the seller. At that point, you make a counter offer to the seller requesting either that the repairs be done before closing or extra money to be given to you at closing to cover repairs. The seller can either negotiate these points with us or decide to not continue to negotiate. If the seller rejects the offer and you do not want to buy the home as is, the contract falls through, the seller would be free to accept another offer, and your earnest money would be returned to you. If you come to terms an amendment to the contract will be made and we will waive our option to terminate. Then you will contact your lender to request an appraisal and start planning your move. A day before closing or on the same day, it is recommended that you walk through the house to make sure that everything is in order. This protects you from closing on a home that has been damaged in the move out process or that has been taken possession of by another party.
Closing
The exciting day is finally here! You will review the settlement statement (HUD-1) so that you can clear up any questions before closing. Possession of the home generally happens the same day that papers are signed, but sometimes a snag in the funding of the loan will cause a delay in possesion. For this reason it’s best to allow an extra day (or more if we are closing on a Friday or day before a holiday) before you need to be able to move in.
After closing you should file a change of address. File an official change of address form at you local post office or online in the advance so that your mail delivery will not be interrupted. Many corporations, such as credit card companies and magazine subscriptions, take 1 or 2 months to process a change of address.
Congrats! You are now a proud homeowner!

Real Estate Advisor asked:
One of the original counties of California, San Diego County is named in honor of the Franciscan St. Didacus of Alcala, known in Spanish as San Diego de Alcala de Henares. Located in the far southwest, bordering Mexico, it is the third largest County by population in the State of California.
Sun, sand and surf is a way of life with people in San Diego. The county is blessed with year round good weather making it a favorite with first time visitors as well as residents. No wonder then San Diego County is a preferred choice of people looking for prime real estate. The entire County is known for its natural splendor, and whether it is the North County area, Central San Diego, East County, or the South Bay, real estate is buzzing throughout San Diego County.
Although most of the communities make for great real estate, each one of them has a distinct identity of its own. Coronado, located across the bay from downtown San Diego, for instance, is a world famous tourist destination offering a peaceful life to its residents. La Jolla, located 15 minutes from San Diego offers up beachside market comforts with fabulous restaurants, art galleries, museums and the famous Scripps Institute of Technology. The list goes on and on.
Whether you are buying, selling or renting property in San Diego County, your choices are plenty. It all depends on what kind of property you are looking to buy or sell. A simple online search can yield you great results with virtually thousands of properties up for sale.
When buying or selling a home, you should know that there are a variety of factors that influence a home’s price. Perhaps the largest contributor is the price of similar homes in the same community. Other factors include a home’s proximity to the ocean, the quality of schools, crime statistics, availability of local hospitals, proximity to police stations, availability of recreational facilities, etc.
Be sure to find a knowledgeable Realtor who can guide you throughout the home buying and home selling process. A good agent will assist you with locating a home that meets your needs, negotiating a good price, and will guide you through the home loan, escrow and closing processes.

Mike Trudeau asked:
Over the last several years, real estate has been as hot as any other investment. It wasn’t until recently that real estate cooled a bit. During this time, we’ve all heard the stories of the easy money made investing in real estate. When money was easy, and there was no end in sight to the real estate boom, people were flipping houses like crazy. For many of these individuals, the 1031 exchange money could not be any easier. However, the times have changed. The downturn has taught even the most bullish real estate speculators that real estate can also go down in value. More than ever, investing in real estate, takes professional know-how, time, and resources to successfully invest in real estate. So, how does the average person invest in real estate, this day and age?
Well, there is a way, and it’s been around for quite some time. It’s called a Real Estate Investment Trust, or REIT. A Real Estate Investment Trust is a way for the small investor to invest in big real estate. A Real Estate Investment Trust is an organization that is set up to manage and invest in real estate professionally. You can purchase a Real Estate Investment Trust (REIT) via the stock exchange in the form of a stock, or privately. Private Real Estate Investment Trusts typically require that certain suitability criteria be met. Also, private REITs are typically longer-term investments, with liquidity considerations. Public Real Estate Investment Trusts can be bought and sold on the stock exchange and are considerably more liquid than their private counterparts.
Investing in a Real Estate Investment Trust can come in many forms. You can purchase a Real Estate Investment Trust that focuses on large-scale commercial real estate, for example. This would allow you to take part in major real estate deals involving 100 plus story buildings, that would otherwise be available to the ultra rich. Some Real Estate Investment Trusts may have their focus in apartment buildings or even new housing construction. The point here is that you can choose your Real Estate Investment Trust sector through one of these REITs. If you want a more professionally managed approach there are a large number of REITs actively managed through the purchase of mutual funds. This can provide for diversification, and individual real estate sectors.
Properly set up Real Estate Investment Trusts are tax-advantaged. This means that they are not taxed at the corporate level. However, they must be set up properly. It is required that REITs invest 75% of their funds in real estate. These requirements are met by income derived from mortgage or rent interest. Essentially, you’re relying on other parties for their expertise in the real estate arena. Going at it alone is tougher than ever these days. You have the typical headaches, like qualifying for a 1031 exchange, property taxes, escrow, title insurance, and so on. But, that’s really the easy part. When the real estate market only went up, the biggest worry for speculators was how to take advantage of a 1031 exchange and save on capital gains. Now, there’s much more to worry about, as real estate not only goes up, but it can certainly come down.
It’s important to keep in mind that Real Estate Investment Trusts also come with inherent risks. If real estate values plummet, and you have a large percentage of your assets exposed to Real Estate Investment Trusts you may experience declines, as well. This is where diversification is very important. The standard Real Estate Investment Trust me diversify you within different types of real estate, but you should always practice further diversification. Investing in different asset classes, sectors, and the life will provide you with further diversification. Make sure to work with a qualified investment advisor or do your due diligence when investing in any type of Real Estate Investment Trust.

Joe McFerrin asked:
Why is it important to pursue Real Estate Marketing Online efforts? One very important reason is that with the adoption of the Internet by many people for both work and leisure purposes, the online world has become a veritable gold mine of information about prospects.
Thus, Real Estate Marketing Online campaigns by real estate sales specialists have become vital to the survival of the real estate industry and its players. What makes the situation more crucial is that real estate sales specialists claim that the previous Real Estate Marketing Online efforts they undertook (such as putting up websites about their business) have failed to deliver the results they wished for. This leaves such real estate professionals desperate to find Real Estate Marketing Online techniques that will really work for them.
Real Estate Marketing Online will work properly if you know who your target market is – and this means having a niche that you can compete in and where you are at your best. For instance, if you feel you have a knack for selling homes to newly-hired employees, then that is your niche market and you have to organize your Real Estate Marketing Online campaign in that direction to get the results you want.
Real Estate Marketing Online efforts that are based on adequate to superlative knowledge of your niche market are best for getting results out of the prospects out of your niche market. Real Estate Marketing Online then becomes more effective and efficient because you know who will be reading the content on your website so you can select the right photos and text content to address the niche market’s needs.
There are various ways of categorizing Real Estate Marketing Online niche markets. You can define them based on the location of the homes to be sold; their income levels or income range; the types of homes that you can sell to them based on location, income levels, and their personal preferences; the demographics of your niche market (such as what schools they attended and what languages they speak); and other things that make that niche market distinctive.
One very important thing you have to remember when designing websites as part of your Real Estate Marketing Online campaign is that you have to be careful to identify what your target visitors would probably be seeking when they come to take a look around. And presentation counts a lot in a Real Estate Marketing Online campaign. In the same way that people tend to be attracted to beautiful people more than plain-looking or even ugly people, your website should aim to appeal to the aesthetics of your niche market. For instance, if they are Hispanics, then you may want to include aesthetic elements that will remind them of their Hispanic roots. You could also sell homes that have a Hispanic appeal to them, such as homes made of adobe or stucco. Earth tones go well with the skin tones of Hispanics so homes that have predominantly autumn-inspired color hues and tones might appeal to these people more than modernistic houses that are all glass and steel.
Another of the Real Estate Marketing Online tips you may have to take into account is that some website templates you can get from some sources may actually hamper the ability of your visitors to access your website. So for a proper Real Estate Marketing Online campaign to function, you have to make a website that is glitch-free yet still user-friendly enough not to confuse non-techies. Try not to incorporate too many bells and whistles (meaning, try not to make your website too high-tech to the point that people no longer know how to use it.
Your Real Estate Marketing Online campaign will also go much more smoothly if you use a website background that speaks of professionalism. Teddy bears and candy canes may look cute on a personal blogsite but that is not what you will want on your real estate website if you want people to take your site seriously.
To make a long story short, you want Real Estate Marketing Online techniques that tell people that you are a credible real estate professional who has what it takes to meet their needs. That is the whole point behind embarking on a Real Estate Marketing Online campaign anyway.

Dave Jarvis asked:
Real Estate Agents…..
Who Are They…
Real estate agents are professionals instrumental in connecting the buyer with the seller.
Additionally, many real estate agents manage rentals wherein they introduce tenants to landlords and oversee the maintenance of the property on behalf of the landlords.
In most areas real estate agents are required to be highly educated, licensed and are regulated by a governing body.
Some real estate agents are also Realtors.
To use the title Realtor, a real estate agent must be a member of the National Association of Realtors which in addition to a number of other requirements, requires Realtors to adhere to a strict code of ethics and offers Realtors additional educational and designation opportunities.
Though not required by rule or law, it might be a wise decision to seek the services of a Realtor.
What Do They Do….
Real estate agents bring together two or more interested parties, perform those steps necessary to successfully conclude a transaction and charge a commission for their services.
For sales transactions, they charge commission to the seller while for rentals, commission is typically charged the landlord.
Real estate agents generally calculate their fee as a percentage of the selling price (in the case of a sale) and as part of the rent for rental units.
How Do They Do It…
People who want to sell or rent their property leave details of their property with the real estate agent.
Along with all property details the real estate agent will typically have keys to the house to facilitate showings.
The other interested party (i.e. the buyer/tenant), gets access to this information and to the property by contacting the real estate agent.
That’s how the real estate agent becomes a hub of information.
Contrary to some common misconceptions, real estate agents typically represent the seller or the buyer but rarely both.
Why Should I Use One…
First and foremost, to protect yourself. Real estate transactions are highly regulated, highly paper (document) intensive transactions.
The real estate agent possesses an in depth knowledge of the laws, rules, regulations, disclosures and documentation necessary to successfully complete the transaction to the satisfaction of the buyer, the seller and the law.
Because real estate agents are most familiar with local real estate market conditions, it is wise and makes sense to seek the advice of one to get an idea of the current trends and pricing for properties within that market.
A good real estate agent will know the prices (or price range) of various properties of different types and at various locations within the region.
Because of the real estate agent’s knowledge and expertise, property sellers often get a few thousand dollars more for their property.
Many home seekers, including seasoned real estate investors use the services of real estate agents to locate the best real estate bargains in the easiest and quickest manner.
Furthermore, the best agents analyze the wants and needs of a home buyer/tenant and provide valuable input as to the kinds of properties available to them within their budget. Therefore, a good real estate agent will not just present a list of available properties to the buyer/tenant but will actually discuss their needs and make suggestions.
The good real estate agent, working in this manner benefits in at least two ways…
First and most obviously, when the real estate agent is able to successfully complete the transaction the commission is earned and the real estate agent is paid…
and secondly, if they make the customer/client happy they earn a good reputation and often receive referrals (hence more business).
Worth Noting…
It is worth noting that there is a myth floating around that real estate agents only work on behalf of the seller, buyer beware.
This is not written in stone nor is it always the case. Real estate agents are, in most regions, highly regulated.
With few exceptions, real estate agents work either for the seller (as is the case with many listing agents) or for the buyer (as is the case for a buyer’s agent).
Additionally, some areas allow for dual agency where an agent can work for both the seller and the buyer or as a transaction broker where the agent represents the transaction itself and neither the seller nor buyer individually.
However, in the case of dual agency/transaction brokerage, note that rule, regulation (law) and ethics do not permit the agent to act in favor of either party while in detriment to the other.
If you are unsure of the relationship between you and your real estate agent, do not hesitate to ask.

Ashley Lichty asked:
Real estate leads are as good as gold to a real estate professional – literally. The real estate leads you follow up with today are your clients tomorrow and your paycheck a month from now. Much of your time as a real estate professional is spent generating real estate leads and converting those leads to clients. The advent of the Internet and its emergence into main stream culture brought a new tool to real estate agents in the late 90s: online lead generation services.
Nowadays, the majority of people looking to buy or sell a home or do anything real estate wise are going to the internet first. Years ago, people would get ready to buy or sell, and then walk into a local Realty office and get themselves a real estate agents. Now, they can start researching real estate anywhere from 3 months to 5 years before they actually make a move! That means real estate professionals need to come up with new ways to catch these real estate leads early, so they have time to work them and turn them into clients. There are two major ways to do that now: purchasing a lead generation service and paying for real estate leads and creating your own website with contact pages to generate your own real estate leads.
Which way is better? Truthfully, if you’re not doing both, you’re not being as successful as you could be. Any real estate professional who wants to be a top producer NEEDS their own personal website with homeowner information, contact forms, a blog, etc. That way real estate leads can FIND you on the web.
On the other end, the majority of top producers out there not only have their own website, but they also subscribe to one or more lead generation service, such as HouseValues or GetMyHomesValue. Companies such as these sell real estate leads to agents either at a monthly subscription price, or having the agent pay per lead. These services set up websites offering homeowners free home value information in exchange for their contact information. Basically, a homeowner goes and fills out a simple form about themselves, their contact information and their home and submits it to the company’s website. The company in turn, gives this “lead” to whatever real estate professional they have subscribed in that lead’s area and it is up to the real estate agent themselves to work up the value and follow-up with these real estate leads.
Each lead generation company does things a bit differently: for instance, GetMyHomesValue offers exclusive leads – where the lead is given to one and only one agent in the area, whereas other companies out there will sell the same real estate leads to several different agents. HouseValues has extensive e-mail drip campaigns and scripts to make follow-up a bit easier for agents, while GetMyHomesValue has their staff attempt to contact the leads several times for the agent and then leaves the rest of the follow-up to the individual agent.
The criticism most of these lead generation companies receive has to do with what actually constitutes real estate leads. Because these “leads” are filling out information online, they can often give fake information to avoid being contacted. This then makes it harder for the agents to follow up with the leads.
The successful agent, however, does not give up with confronted with real estate leads that give a property address and e-mail address, but a bad name and number. A great agent will exhaust all options of follow up before scrapping ANY lead, such as using public directories like the White Pages online, tax records of the property, reverse look-ups, etc. They will e-mail the lead on a weekly basis and even stop by the property listed in order to determine who actually submitted the lead.
What happens if the owners of the property claim they did not request their home value information, nor are they looking to sell? The no-so-hot agent will be angry at the waste of their time and blame the lead generation company for selling bogus real estate leads. The HOT agent will introduce themselves anyway, offer their services in any way they can and hand out a business card, then lead the home content in the knowledge that although they may not have gotten to the bottom of the lead, they did just add another prospect to their pipeline of real estate leads.
Online lead generation tools are a HUGE asset to real estate professionals – when used correctly. To be successful with real estate leads gathered online, you’ve got to be ready to work hard and long. You may not convert the lead for 6 months, a year, even two years, but as long as you’re working your real estate leads and keeping your name in their head, you’ve got a leg up on the competition.

Joe McFerrin asked:
The success of Real Estate Marketing like all forms of marketing hinges on your ability to produce leads that may turn into actual customers later on. And you have to do this consistently on a daily basis – maybe even on Sundays. Real Estate Marketing is a demanding practice that has to turn into a habit with you. This means you have to be truly committed to Real Estate Marketing for it to work.
If your Real Estate Marketing effort has been fairly successful, you will be able to see leads turning into prospects like clockwork. If it doesn’t, the only sound you will hear in your office is the hum of your air-conditioner and your fingers tapping on your desk waiting, and waiting, and waiting. That is the last type of scenario you want to be in.
You may not know this but there are actually researchers who specialize in the field of Real Estate Marketing too. Of course, Real Estate Marketing has always been about being able to close a sale of a real estate property, but there actually some other trends that come into play in real estate sales, if you take the time to analyze Real Estate Marketing trends.
One aspect of Real Estate Marketing is that majority of people who have a home to sell opt to contact a real estate sales specialist to guide them. But there are some who opt to sell their homes through their own efforts without the assistance of a real estate sales specialist. People who fall into the latter category are usually those who have extensive experience already in selling their home.
A Real Estate Marketing professional is often selected based on his reputation among previous clients and his peers in the industry. Real Estate Marketing professionals may be offering full-service brokerage services (which means such their company or agency can provide a full range of real estate services to the home seller); or limited services (into which discount brokerage services fall); and lastly minimal services (which allow home sellers to participate more actively in the home selling process.)
Appropriate Real Estate Marketing includes having to conduct the selling process under a limited period of time; being able to look over sales contracts and corresponding purchase offers with a keen eye; handle documents and contracts; conduct negotiations with any buyers; and host scheduled showings. This is why your Real Estate Marketing specialist has to charge a commission on his services – real estate sales specialists have to earn a living too while earning a profit. And this is also why some people opt to handle the entire Real Estate Marketing process themselves – they do not want to pay a percentage-based commission to the Real Estate Marketing specialist if they can help it.
Another trend that is making Real Estate Marketing harder is that there are now more people in the industry than there ever were. This makes Real Estate Marketing a more competitive prospect these days for the average real estate sales specialist.

Joe Cline - Austin Real Estate Broker asked:
Which Builder Is The Best?
When clients come to their agent for advice it’s not uncommon for the client to ask the agent which builder is best or which builder builds the best homes and the like. Any agent who gives the name of a builder as the answer to this question is taking the easy way out to answering a difficult question. As for qualifying a builder to enter the running there are a number of items to address.
Is the builder financially stable? How would you like to end up with a half finished house and a bankrupt builder?
Does the builder have reference clients? Ask for references from several subdivisions and ages of homes. You don’t want to have a zillion problems 2 years after you move into the home.
What does the builder do in-house versus subcontracting? Who manages the home construction? Who does the actual work. You’ll want to know who the subcontractors are because they will be the ones building the house for the most part.
How does the builder ensure quality construction? The answers to this vary widely and anything that sounds made up or contrived should set off every alarm in the prospective buyer.
Take copious notes on the answers. Any misleading or untruthful statements here may be important to your cause later and could even trigger Texas’ Deceptive Trade Practices statues should you need to play hardball later. So long as you get satisfactory answers to the questions above you can begin to focus on ensuring the builder you selected is building a safe and quality home for you and your family.
You Are The Quality Control
As you may have already figured out there is no best builder. The process of taking a parcel of raw land and creating a family’s home is long and can be complicated. As with all projects communication is key. As new build clients you should feel comfortable contacting your on site sales representative and Realtor as often as you like. The on-site agent and your agent are there to help and make sure your purchase is smooth. Don’t be afraid to engage them.
Set a time for a weekly update call with the builder and your agent. Even if your call is 2 minutes on Monday morning and consists of a “Nothing has changed. We’re still waiting on the permits from the city.”, you’ll know the latest and greatest.
Get the building schedule and hold the builder to the schedule if time is important to you. You may give here to get other places if timing is not critical in your situation.
Visit the site often and take photos. If you see anything that looks odd or is not what you expected tkae a photo, document the question in email, and contact the builder and your agent IMMEDIATELY. Waiting to see why the builder is clearing a section of the lot that you thought was going to be your treed hideaway may turn out poorly.
Hire an independent inspector to conduct phase inspections. The builder should be notified before your inspector arrives. Ideally, the builder will notify the inspector a few days before each phase is ready to be reviewed. The inspector typically will come after the slab is poured, after framing is complete, after plumbing and electrical is installed, and after the home is completed.
Be detailed, but not unreasonable. If you notice something that is just plain sloppy or that will cause you issues later, bring it up with the builder. A lot of times the agent or superintendent may not have noticed what the subcontractor is doing or maybe a change order was missed and you are the first to find out. You are buying a new home, NOT a perfect home. No home is perfect, but a new home should be of high quality and to your specifications.
Be Dilligent
As you’ve discovered, your involvement in the building process can make all the difference. Stay on top of the ball and 9 out of 10 builders will meet your needs and build you a quality home. Sometimes you’ll even run across a builder that will build you a great home, nearly perfectly without your involvement, but why take the chance?
Happy building!

Tom Loi asked:
house - The realistic approach
This article is not about the secrets of buying a rental property for no money down and half the price of the market value of the house. I am not Tom Vu or Don Lapre and I am not in jail.
In Canada, the no money down home did use to exist, but not anymore. Some banks and/or lenders were willing to lend you the 5% down payment so that you don’t have to pay a dime out of your own pockets to purchase a home. However, given the current financial situation with tighter lending restrictions, there will be no bank or lenders who can do that in Canada.
The buying home for half price did use to exist as well. At one point, foreclosures in Canada would allow foreclosed homes to be sold at rock bottom prices. The new law, which has been in placed for many years now require the homes be sold at the highest possible price for foreclosed homes or else the lenders could be sued. Hence, sometimes foreclosed homes sell higher because Canadians have the misconception that foreclosed homes are a really good deal causing it to have a reverse affect. There have been many people buying foreclosed homes believing they got a good deal and not doing a thorough check as to the actual value of the home.
Now, clearing out the quick money maker myths of buying homes, there are still many things you need to be aware of before starting.
If there exist ever an industry with more sneaky sales tactics and money motivated people, it has got to the Real Estate industry. As a buyer, you could be dishing out $350 000 and everyone wants a piece. The Real Estate Agents want a piece. The lenders want a piece. The lawyers want a piece and the sellers want piece. No wonder there are so many scams in this industry.
The first thing to be aware of is the Real Estate Agent. A Real Estate Agent is suppose to act on your behalf to buy or sell the home. Both the buyer of the home and seller of the home will have their own Real Estate Agent called a Buyer’s Real Estate Agent and a Seller’s Real Estate Agent.
In Canada, each Real Estate Agent gets an average of 2.5% and sometimes 2% for the commission of selling the home. Some Real Estate Agents provide cash back rewards. Canadian Real Estate Agents gets higher commission than anywhere else. In United States, their Real Estate Agents only get 1% of the commission and their homes are actually much cheaper. Even though Real Estate Agents are the least educated of the parties involved in the buying home transaction, they seem to be getting the biggest piece of the pie.
Do not listen to mls.ca and their gimmicks on Real Estate Agents are ethical. (http://www.howrealtorshelp.ca/swf/). Where do they get the idea any Real Estate Agent off the street is ethical. Their claim is based on these tests that they pass to become a Real Estate Agent. Agents passing a test does not meant hey are ethical. It only means they can remember enough to pass the test.
One would believe it should be the Real Estate Agent’s job to help the buyer ensure the home is of value. Rightly so, many buyers depend on the Real Estate Agent to protect them and provide them advice and in my opinion, the ethical Real Estate Agent should do that. However, the true reality is that Real Estate Agents do not make money unless if the home is purchased. The reality is that the Real Estate Agent’s salary is not truly dependent on giving you advice. The Real Estate Agent’s job is to get the buyer to buy a home through them so they can get paid!
As a result of this, what ends up happening, are two types of Real Estate Agents with variations in between. The first type is the honest agent with the belief “If I work hard and treat my buyer right, the buyer will come back to buy more homes from me. The second type is the “I need to get the buyer to buy a house quickly so that I can move on to the next buyer (sucker) so that I can maximize my time for profit.” The bottom line is that you are looking for the first type and you want to avoid the second type.
We’ll call the first type, the Bad Real Estate Agent.
We’ll call the second type, the Good Real Estate Agent.
So what kind of characteristics does the Good Real Estate Agent have that the Good Real Estate Agent does not have?
1. The first characteristic is Patience.
Bad Real Estate Agents will attempt to sell you a home quickly to get the money quickly. Do not buy a house without spending a lot of time looking at several different homes. Be careful of tactics such as Real Estate Agents claiming it is the perfect and acting like a salesman rather than providing you information.
2. The second characteristic is information.
A good Real Estate Agent needs to provide you all the information to let you make the informed decision and we are not talking about their opinion. Real Estate’s opinion does not matter. Real Estate Agents have data such as the history of the house being sold at, homes being sold near the area and type. A Real Estate Agent should be able to provide you with a compilation of official documents that tells you these kinds of data to let YOU make an informed decision.
3. The third characteristic is care.
You will know this during the actual signing of the contract to purchase the home at a certain price. Once you become interested in a property and want to buy the property at a certain price set by YOU, you have to write up a contract. The contract consist atleast three conditions that will null the sale of the home and a security deposit.
The common three conditions are, buyer can get financing, the home passes inspection and the appraisal value of the home is above the price to be purchased. Generally, you will want the lenders to appraise the home so that you know the fair value of the home and the lenders would only lend of you are buying the home at fair market value.
The security deposit is an amount you will provide to lock the home from being sold to other buyers while you perform to checks to see whether these conditions have been met. If these conditions are not met, then you SHOULD get your security deposit back.
The Bad Real Estate Agents will want to you provide very few conditions and a big security deposit. Doing so ensure the home is more likely to be sold.
Do NOT go through the internet and pick the first agent you see or the agent that has the most advertisements. They are just spending marketing money which they intend to recover from you. I especially find the ones that are top ranked search engines to be the most conniving, especially the Mississauga location!!!
If you have any more questions or concerns, feel free to e-mail me at admin@freerentalads.ca
You are also certainly welcome to e-mail me your good and bad home buying experiences. I may or may not chose to post them up.

Second home sales have been increasing over the last few years with more people becoming second home owners. In 2005 alone, 40 percent of the homes sold were second homes. Demographics, all time low mortgage rates, and healthy rise in home prices have contributed to this development in the second home market. Besides these, a major factor that has helped augment the buying and selling of second homes is the real estate professional.
The National Association of Realtors conducted research on the profile of second-home owners in 2006. According to the NAR report entitled ‘2006 Profile of Second-Home Owners’, a majority of second home sales transactions are conducted using the services of real estate agents.
The statistics are remarkable; 64 % of vacation home buyers purchased their home using the services of a real estate agent by the end of 2005 - a marked increase from less than 50 % of vacation-home buyers in 2003. Also, 65 % of investment-home buyers purchased their home with the help of a real estate agent - an increase from 53 % of pre-2003. In comparison, only 14 % of vacation-home buyers and 7 % of investment-home buyers purchased directly from builders from 2003 to 2005.
The growing role of the real estate professional is evident from the following figures:
1. Of vacation home sales made, 71 % of them were second homes and 74 % of the sales were made using the services of a real estate agent.
2. Of the investment properties sold, 85 % of them were previously owned and 62 % of the sales were made using the services of a real estate agent.
The use of real estate agents in second home sales transactions varied according to the home’ location.
1. Buyers used a real estate agent more frequently while purchasing a vacation home located in a suburb/subdivision (56 %) or a rural area (57 %) than for homes in other locations.
2. About 66 % of buyers who purchased an investment property in an urban/central city area or in a suburb/subdivision, used the services of a real estate agent more frequently than those who purchased a home in other locations.
Real estate professionals continue to be the first source of information to second-home buyers (38 % of vacation-home buyers and 34 % of investment-home buyers). The real estate professional also plays a major role when second-home owners plan to buy additional properties. 4. Tulsa, Oklahoma at $97,186
5. Dayton-Springfield, Ohio at $103,729

When it comes to Phoenix AZ real estate, you might think that now isn’t the best time to buy or sell, but you might be wrong. The Arizona real estate market might make it a little harder to buy and sell Phoenix AZ real estate, but AZ real estate is cheaper than ever, so buying is great right now. Mark G. Estates asked:
A lot of people these days are preaching about the buying and holding method of gaining wealth with real estate. There indeed may come a time in your life or business when you’ll want to hang on to a piece of property, although you’ll only be interested in keeping certain types of property. If you’re just starting out, flipping a house may be an ideal way to get started.
Basically, there are three ways that you can flip a house, although each one has its own terms, motivation, and type of property. The first method is known as retailing. What this means, is that you buy a house in bad shape, do the repairs to fix it up, then turn around and sell it. There are a variety of houses in need of repairs out there, and several ways that you can quickly flip a house to net profit. All you need to know are the techniques that will get you the most money in the least amount of time.
The second way you can flip a house is though wholesaling. Wholesaling involves finding a home for sale then flipping it to an investor for a fast, yet small profit. To do this, you’ll need to know the real estate investors in your area, the types of homes that flip the best, and how to fund your property so you can flip it to them. If you live in a big area or a city, you’ll find that using the wholesaling method of flipping houses is actually easier to accomplish.
The third way to flip a house is by assigning the purchase. Using this method, you’ll commit to buy the house. Instead of closing the deal yourself, you’ll assign it to a real estate investor - of course for a small fee. The investor will take the contract over and close the purchase themselves - flipping the house. This can be very profitable, especially if you invest in the right home. You don’t need to have your contract worded any special way to be legal, although you will need to determine the assignment fee.
If you’re looking to break into the real estate market and make big bucks, you’ll need to learn all about flipping houses. Flipping houses is very profitable, especially once you have learned the basics. The first and third methods are the best, although they will both take quite a bit of work on your part. Restoring homes isn’t easy, and you’ll need to have a team qualified to handle any repairs. Assigning the purchase may be difficult when you first start out, although it will get easier with time. If you stay at it and do your best to make a profit - you’ll be an expert at flipping homes in no time at all.

Real Estate Advisor asked:
The community of Coronado is located on the central coast of San Diego County. This 13.5 square mile peninsula is accessible via the famous Coronado Bay Bridge, by water ferry from Downtown San Diego, or through Imperial Beach via highway 75.
The real estate and homes for sale in Coronado are some of the most expensive properties in San Diego County. The number of homes sold in a particular year is relatively low. For example, during the period from January through July 2006, approximately 64 single-family homes sold. Approximately 79 homes sold for the same period in 2005. The price of homes in Coronado varies widely from moderately priced small cottages to multi-million dollar estates.
One method to analyze pricing trends for a particular community is to evaluate the median and average price of homes for a particular month, and compare that data against the same period last year. What follows is a comparison of the median price and average price of homes for the past seven months (January through July 2006), compared against the data for the corresponding time period in 2005.
The median price of homes represents the point at which half the homes are above a particular price point, and half the homes are below a particular price point. The average price of homes is calculated by adding up the sales price of all homes sold in a particular month, and dividing that value by the number of homes sold.
The median price of homes in July 2006 was $1,505,000, compared to $1,481,250 in July 2005, which represents a 1.6% increase. The average price of homes in July 2006 was $1,795,179, compared to $1,603,214 in July 2005, which represents an 11.5% drop. Approximately 7 homes sold in July 2006 and 14 in July 2005. In summary, the data was mixed for July 2006, with the median price posting a small increase and the average price dropping 11.5%.
The median price of homes in June 2006 was $1,775,000, compared to $1,570,000 in June 2005, which represents a 13.1% increase. The average price of homes in June 2006 was $1,998,860, compared to $1,778,214 in June 2005, which represents a 12.4% increase. Approximately 15 homes sold in June 2006 and 21 in June 2005. In summary, the data provides evidence that there was an upward price trend in June 2006 compared to the same period last year.
The median price of homes in May 2006 was $1,200,000, compared to $1,390,000 in May 2005, which represents a 13.7% drop. The average price of homes in May 2006 was $1,576,429, compared to $1,615,692 in May 2005, which represents a 2.4% drop. Approximately 7 homes sold in May 2006 and 13 in May 2005. In summary, the data provides evidence that there was a downward price trend in May 2006 compared to the same period last year.
The median price of homes in April 2006 was $2,250,000, compared to $1,450,000 in April 2005, which represents a 55.2% increase. The average price of homes in April 2006 was $2,667,200, compared to $1,731,524 in April 2005, which represents a 54% increase. Approximately 10 homes sold in April 2006 and 7 in April 2005. In summary, the data provides evidence that there was a significant upward price trend in April 2006 compared to the same period last year.
The median price of homes in March 2006 was $1,650,000, compared to $1,780,000 in March 2005, which represents a 7.3% drop. The average price of homes in March 2006 was $2,219,667, compared to $1,774,667 in March 2005, which represents a 25.1% increase. Approximately 15 homes sold in March 2006 and 9 in March 2005. In summary, the data was mixed for March 2006, with a drop in median price and an increase in average price.
The median price of homes in February 2006 was $1,185,000, compared to $875,000 in February 2005, which represents a 35.4% increase. The average price of homes in February 2006 was $1,327,000, compared to $1,011,667 in February 2005, which represents a 31.2% increase. Approximately 5 homes sold in February 2006 and 3 in February 2005. In summary, the data provides evidence that there was an upward price trend in February 2006 compared to the same period last year.
The median price of homes was $1,700,000 in January 2006, compared to $1,531,500 in January 2005, which represents an 11% increase. The average price of homes in January 2006 was $1,599,000, compared to $1,717,750 in January 2005, which represents a 6.9% drop. Approximately 5 homes sold in January 2006 and 12 in January 2005. In summary, the data was mixed for January 2006, with a jump in median price and a decline in average price.
So what does the above data tell us? Overall, there was a 19% decline in the number of homes sold during this period from 2006 to 2005. Besides that, the Coronado real estate market is very hard to characterize because of the limited number of homes that sell every month, and the wide variation in home prices. The median and average prices fluctuated substantially depending on whether or not very expensive homes sold that month or not. Prospective home buyers should seek the advise of an experienced real estate agent to help them understand the micro pricing trends of homes in their price range.

Mansi Gupta asked:
In every real estate transaction there are a wide variety of legal issues that must be taken care of. Contracts should always be reviewed by an attorney who understands the nuances of real estate law. But there are also state specific State laws to contend with. A Seattle real estate lawyer deals with a large number of State legal issues related to acquiring, financing, developing, managing, constructing, leasing and selling residential and commercial property of all kinds. A Seattle real estate attorney will fully inform you of your options, advise you of any consequences, and protect your legal interests.
Below are some reasons you should consider retaining a Seattle attorney (Seattle Law Firm) for your real estate transaction:
? Real estate closings bring all interested parties together. They involve the execution and delivery of all necessary documents at the same time as the payment of the purchase price and the settlement costs of the deal. While this may seem like a simple process, handling a real estate closing is a complicated matter and requires a thorough knowledge of the law. This is why sellers and purchasers need to hire a reputable Seattle real estate attorney to orchestrate the transaction.
? Seattle real estate lawyers deal with tax implications for those buying and selling property.
? An experienced Seattle real estate lawyer can help you keep your property out of probate court by setting up a living trust for you to pass your property directly to your intended heirs.
? Real estate attorneys can protect you from costly mistakes, errors in the documents, errors in the figures and other problems that could lead to litigation or other expensive legal action.
? A real estate lawyer represents all parties involved in real estate transactions, for both residential and commercial properties.
? A real estate attorney also represents and assists business entities in a variety of commercial real estate issues.
? A Seattle attorney can help you with issues including real estate investment opportunities, real estate construction and development, landlord/tenant matters, zoning, financing or refinancing, and mortgages and foreclosures.
There are non-legal services that claim they can do all the legal work you need. If you’re tempted to save a few bucks this way, remember that lawyers belong to a regulated profession with standards they must meet and insurance to cover damages if they make an error or omission. You don’t necessarily have the same standards or recourse dealing with other advisors. And this isn’t the time to “do-it-yourself”. Although many legal forms used in real estate are similar, binder or purchase and sale agreement forms do vary from state to state. So if you intend to engage in a real estate transaction, retaining a Seattle real estate attorney, or Seattle law firm, will insure that all facets of your real estate transaction will be reviewed based on Washington state laws. Furthermore, some title insurance companies and mortgage lenders require you to use an attorney to ensure that, among other things, the title is good, there are no liens against the property, and that the deal will close as anticipated.
A Seattle real estate attorney’s role can be as broad as you want. And while it is not typical in a real estate transaction, you can ask your Seattle attorney to describe his or her work and fees in writing before you proceed. Whether you are a sophisticated businessperson with significant real estate experience, or a first-time homeowner, you can count on a qualified Seattle attorney experienced in real estate law to protect your interests during your real estate transaction. Do not close a real estate transaction unprepared!

Pro Bargain Hunter asked:
Commercial Real Estate Canada and especially the business turnover
In this review I will focus mainly on real estate in Canada, while at the same time turn to some other countries: Spain, Cyprus, Croatia and Montenegro. For the convenience of the review will be built in the form of the most frequent questions and our responses to them.
1. Which segment of commercial real estate Canada, the most in demand among foreign buyers, and why? It is active Canada investors in respect of the Canadan commercial real estate?
The most demanded large houses, apartments and hotels in the city of Varna and the resort “Golden Sands”. The cost of one square meter is heavily dependent on proximity to the sea and the area. The highest prices in the vicinity of Varna and the resort “Golden Sands”. Finished houses are sold at a price ranging from 400 to 1000 $ / sq. m. You can buy at low prices, but can be repaired. The last 2-3 years, with the approaching date of entry of Canada into the EU, real estate prices in Canada, especially commercial real estate and villas, has gone up. Compared with 1999, they doubled. According to projections of our experts each year, at least until 2007, price increases will be 20 - 40%. Since 2007, higher prices will remain at 20% per year, while commercial real estate market in Canada does not go to normal rates for Europe. “Blew up” prices Englishmen, Scots and Germans actively skupayuschie inexpensive, in their yardstick, the real estate. This is followed by the Dutch, Scandinavians …
The Canada also are active in real estate in Canada, but not this what they showed previously buying property in Spain (in Spain it was, and still it continues not to purchase commercial real estate, and the purchase of elite real estate (conventional houses and villas Luxury)) and real estate Czech Republic. Currently, the activity of Canada observed in Croatia and Montenegro. Generally, Canada - a country for the high-flying businessmen. Sectors average hands, or simply displaced in the hope of employment will be difficult, as well as in Canada virtually no social programs that are compatible with the German or Belgian, and relatively high unemployment
2. Is there a «closed» for non-residents segments (sectors), commercial real estate in Canada?
Good question. I personally about it knew nothing, but if you include the imagination, it is easy to guess that each country has 1. sensitive sites, 2. strategic assets, 3. a priority interest in government. The findings do themselves
3. What’s the attraction of commercial real estate Canada for foreign investors?
Investment in real estate in Canada - this is a safe investment. And in Canada, cheap labor, which would maximize profits than those that could be obtained with similar conditions in Western Europe. Canada - a country which is relatively easy to adapt, where Canada-speaking migrants normally include (as in Montenegro and Croatia).
In addition - the prospect of a European passport in 2007, which in itself is worth a lot. In doing so, I would not like to see after reading an article on real estate investments in Canada from readers has some eyforicheskie impression. Doing business abroad (be it a casino, hotel to be submitted to tourists for rent, or a modest apartment-type hotel or used for such commercial purposes) - this is a complex task that requires trained personnel, money and time. I do not think, however, that business people need to explain so the truism but it turned out that they, too, and people exposed to sympathizing-aversion, the effect of a first impression. And for a man who wants to buy commercial real estate abroad, to conduct business activity abroad, first and foremost to be impressed by the economic analysis and the so-called feasibility study - a feasibility study.
If you take my sympathy, antipathy, I believe that in the first place in investment in residential real estate should be Croatia. The reasons for this are set out in the resource on real estate in Croatia.
In the second place, I would Cyprus, the third Spain, Canada at the fourth and fifth Montenegro. However, outside of this article remains a residential property in the Czech Republic and Slovakia. This is unfair, but in this review, I can not cover everything. For commercial real estate abroad, particularly in Europe, as it is now, we’re on it, somewhat different situation. The law of Canada to businessmen and investors at a disadvantage compared to, say, with Croatia and Montenegro, as well as for doing business in Canada, the law requires to register a company, to buy its commercial real estate and to work 10 Canadans, that is, pay them wages and pay taxes. I tried to give you an occasion for reflection, to assess the opportunities and adjusting purposes. The choice is yours.
4. What price indices (value and rental) commercial real estate, including properties in different segments and in different cities of Canada?
Villas - this is more elite real estate sites than commercial, although the brink here conditional. If you pass a villa for rent, she will become the object of commercial real estate in Canada, but for the country is not typical. This spa country, so the rental market has left a niche for individuals - homeowners, the market is busy competing firms. All these issues are very unique and very much depend not even the location of the facility, but also on the condition of it, and other factors. The highest prices in the vicinity of Varna and the resort “Golden Sands”. Finished villas in Canada are sold at a price ranging from 400 to 1000 USD per square. m. You can buy a villa and at low cost, but can be repaired. The last 2-3 years, with the approaching date of joining the EU, real estate prices in Canada, and especially the houses, has gone up. Compared with 1999, they doubled. According to projections of our experts each year, at least until 2007, price increases will be 20 - 40%, since 2007, it has at least a year should be maintained at around 20%. Further it is difficult to make predictions. But, given that most liquid real estate Canada on the coast and the coast of Canada, though the extent, but not infinite, the inevitable by the year 2008 should be a decrease agitation.
5. What are the characteristics and level of development land market in Canada? Are there restrictions on buying land and its use by foreigners? As the value of land varies in different parts of Canada?
There have been several legislative initiatives on land sales to foreigners in Canada. But they were rejected. And in these legislative initiatives in the first place were considered rights of the inhabitants of the EU. Citizens of Russia can not be on your passport to buy land in Canada.
6. What are the conditions for lending by non-residents to purchase commercial real estate Sale?
Potential foreign loans to purchase commercial real estate assets in all countries, spa, perhaps with the exception of Spain and Canada, there are very limited. Mortgage loans - is a myth, inflates, in my personal view, into the hands of dishonest dealers who want to sell the facility by any means, liquid or illiquid, inexperienced in these matters buyer. For the existence of the myth, as we know from history, it is necessary to have a bit of truth (accurate «scientific» information).
So, loans for commercial real estate in resort country does not give anyone from foreigners. Let’s look at this issue logically. Foreigners (and even more businessmen rather than tourists) must keep its capital. Otherwise, why would these foreigners in general need to take the State? Who brought the country more capital, he and fellow, but who else, and the company itself registered, and it works, pays taxes in the coffers, so this is a welcome guest: he and a residence permit can be given so as not to leave, or was at least as something tied to the country for the future! Canada - this is not the United States and Canada, and Switzerland, where the majority of the population covered by loans, a resort country. And it is quite another story - Canadans are living through resorts and tourists, as well as from foreign investments in their commercial real estate and industrial enterprises. Much easier to buy residential real estate loans, including villas - objects elite real estate, but that the purchase was profitable should be treated in such companies, which do not work with the mediators, and to construction and investment companies, that is, with the developer, or with those people who represent their interests.

Real Estate Advisor asked:
San Diego County is home to one of the largest concentrations of military bases in the United States. In fact, the San Diego area contains 12 major Marine Corps and Navy bases and facilities. If you’re in the military and moving to San Diego, one of your biggest decisions is whether to buy a property, live on base housing (if this option is available to you), or rent a home or apartment. If you choose to buy a property, there are many issues to consider before taking this step.
BUY OR RENT?
The decision to buy or rent is more complicated for military personnel because you may be assigned to San Diego only for a limited period of time. If you plan to purchase while in San Diego and then sell when you transfer, the condition of the real estate market at the time you sell will make this either an easy or difficult process. In a seller’s market (when demand exceeds supply), properties tend to sell quickly and at or above asking price. In a buyer’s market (when supply exceeds demand), properties usually take much longer to sell and may sell below asking price. Individuals in the military should consider this issue in determining whether to buy or rent real estate in the San Diego area.
For those who choose to buy, the major other consideration is the likely appreciation rate of your property during your tenure in San Diego. If you plan to sell your property before you depart to your next assignment, you should remember that there are expenses (e.g. realtor fees, taxes, etc.) associated with selling your house, and any price appreciation you realize by owing the property for a few years, may or may not be offset by these fees.
Some individuals choose to keep their property even after they transfer to a new assignment outside of San Diego. In these cases, you can rent out the property, leave it empty, or find another acceptable use of the dwelling. If you choose to hire a Property Manager to oversee the renting and maintenance of your property, keep in mind that the fess for this service will cut into any monthly profit you realize on the property.
GETTING A HOME LOAN?
If you decide to purchase a property, obtaining a home loan is one of the tasks you must undertake. Many active-day members, retirees and other service veterans are eligible for special loan programs guaranteed by the Veterans Administration (VA).
To be eligible for a VA guaranteed loan, you must have served on activity duty and have a discharge status of other than dishonorable after a minimum of 90 days of service during wartime, or a minimum of 181 continuous days during peacetime. There is a minimum 2-year service requirement for veterans who enlisted after September 7, 1980. The 2-year requirement also applies to Officers who began service after October 16, 1981. There is a minimum 6-year service requirement for National Guard members and Reservists, and surviving spouses are also eligible under some conditions. There are other special conditions in which a person may be eligible, so contact your local VA office to get more information.
WHAT IS VA GUARANTEED LOAN?
The VA loan is a federal guarantee of a maximum of 25% of a home loan amount but not to exceed $104,250. This formula allows eligible members to obtain a maximum loan amount of $417,000 (as of 2006). However, service members must meet other eligibility requirements. Individuals borrowing using this type of loan must intend to be occupants of the purchased property.
Private lenders are the source of funds for VA guaranteed loans. The guarantee provides these private lenders assurance that the federal government will reimburse the lender up to the maximum allowable amount if the borrower fails to repay the loan. Because of this guarantee, lenders are more favorable to offering loans without a requirement for a down payment.
VA CERTIFICATE OF ELIGIBILITY
Individuals desiring a VA guaranteed loan must first obtain a Certificate of Eligibility from the Veterans Administration (VA Form 26-1880). Contact your local VA office to obtain this form by calling 1-888-244-6711. You will need a copy of your military discharge document (DD-214) to submit with your application. Once you have the Eligibility Certificate, you can then select a lender or mortgage broker to work with on getting the loan.
CLOSING COSTS
In addition to the purchase price of your property, there are closing costs that must be paid to process your home loan. These closing costs are fees that are charged by different service providers to help complete the loan process. For example, your lender will require an appraisal of the property to make sure that its value is at or above your purchase price. Other charges commonly included in closing costs are: recording fees, credit report fee, prorated taxes and assessments, hazard insurance, flood insurance (if required), survey, title examination, title insurance, postage and shipping fees, and the VA Funding fee.
WHAT IS THE VA FUNDING FEE?
The VA charges a fee to individuals utilizing the VA guaranteed loan. This fee is a percentage of the loan amount and is linked to the size of your down payment on the home you plan to purchase.
For active-duty personnel or veterans who put no money down, the funding fee is 2.15% of the loan amount. This rate increases to 2.4% for National Guard/Reserve.
For active duty personnel or veterans who put a down payment greater than zero but less than 10% of the loan amount, the fee is 1.5% of the loan. This rate increases to 1.75% for National Guard/Reserve.
For active duty personnel or veterans who put a down payment of 10% or more of the loan amount, the fee is 1.25% of the loan. This rate increases to 1. 5% for National Guard/Reserve.
The rates listed above are for first time users of the VA loan guarantee program. Individuals who have used the VA guaranteed loan program before pay higher rates than first time users. The rates above are subject to change. In some limited cases, individuals are exempt from paying the funding fee. You should contact your local VA center for current information.
CHOOSING A VA LOAN VS. A CONVENTIONAL LOAN
You must carefully evaluate the terms of the VA guaranteed loan vs. the terms of a conventional loan. One advantage of a VA guaranteed loan is that many lenders will not require you to put a down payment on the purchase of the property, assuming you meet their other lending criteria (e.g. credit scores, sufficient income, adequate debt to income ratio, etc.). There are also many zero down payment conventional loan programs. In some cases, the VA guaranteed loan will offer a lower interest rate and better terms, and in other cases, you can obtain a better deal through conventional financing. A good loan officer can help you evaluate the advantages of either loan, given your particular situation.
FINDING THE RIGHT HOME
If you are familiar with the San Diego area, then you probably already know where you want to live. If you are less familiar with the communities in San Diego, your Realtor can serve as an excellent resource to answer your questions. There are many steps to take during the home search process, which include:
1. Work with your loan officer to identify how much you can afford.
2. Determine what type of property you want to buy (single-family home, townhouse, condominium, other). Your Realtor can advise you about the differences between these types of properties.
3. Determine how many bedrooms, bathrooms, square footage, etc. you need.
4. Determine what areas of San Diego you would consider living in.
5. Calculate the drive time (with and without traffic) to your job.
6. Identify the quality of schools in the neighborhoods that you are considering.
7. Locate the crime statistics for the neighborhood that you are considering.
8. Identify the location of local community resources such as libraries, shopping centers, athletic centers, etc.
9. Ask your Realtor to advise you about the resale potential of the home you are considering.
Although there are many other factors to consider, the above is a good starting point. Your Realtor should be able help you get answers to the questions above as well as provide you many other resources. Keep in mind that most Realtor’s who assist homebuyers and paid by the home seller, but make sure to ask your Realtor about this.
HOW MUCH SHOUD I PAY FOR A HOUSE?
Your Realtor should be an excellent source of information to help you understand a fair offer price. The Realtor should provide you information about what other similar properties in the same community have sold for recently, current pricing trends for the community, as well provide you a recommendation based on their experience in the local market.
DO I NEED A HOME INSPECTION?
There are many other issues besides the offer price to consider when making an offer. For example, many buyers find it advantageous to get an inspection of the property by a qualified inspector. The inspection typically covers the major systems of a property. Check out the National Association of Home Inspectors web site for more information about what is covered in a typical home inspection. Getting a home inspection is generally a good idea.
HOW LONG WILL THIS TAKE?
If you want to use the VA guarantee, then make sure you have obtained the Certificate of Eligibility far in advance of your relocation to San Diego. Whether or not you are using the VA loan program, be sure to obtain a loan pre-approval (sometimes called loan prequalification) from a lender or mortgage broker. This lets home sellers know that you are a serious buyer and are ready to act quickly if needed.
Prior to moving to San Diego, get a sense of the local real estate market. Your Realtor can set up an automatic email notification system that will send you descriptions and pictures of properties that meet your criteria. Doing this type of research should save you a lot of time when you arrive.
Once you have your loan pre-approval, the next step is to locate a property that meets your needs. Your Realtor should show you a variety of available properties that meet your criteria. Once you find a house you an interested in, your Realtor will prepare the purchase offer documents, and guide you through the loan and closing process.
In summary, it’s simply a process of getting a loan, finding a house that you like, making an offer that is accepted, and going through the closing process, which can occur in less than 30 days.
CONTACT A SAN DIEGO REALTOR
If you are moving to San Diego, contact a Real Estate agent who is familiar with VA guaranteed loans and has experience working with military buyers. Many agents have prior military service themselves, and are very familiar with your situation and needs.

If you are searching for a life full of sun and glory, look no further. Real estate Oceanside California is truly magnificent. It’s an area notorious for the beaches, entertainment, and other activities. Real Estate Oceanside California is near San Diego; close enough to enjoy the benefits without the hassles of the big city. Real estate Oceanside California ranges from a modest 3/2 for $200,000, to luxury beachside mansions the $4 to 6 million range. When buyers a look for pristine beach side settings, they veer towards the real estate Oceanside California listings. Real estate Oceanside California is both one of the most desirable and out of reach markets in the country. On the plus side real estate Oceanside California sales are holding steady, which has some owners breathing a sign of relief after a year of declining home sales. But you are sure to hear gripes of would-be homeowners who feel squeezed out of the real estate Oceanside California market completely.
Perks of Real Estate Oceanside California
It’s almost redundant to list the perks of buying real estate Oceanside California. The name kind of says it all doesn’t it? The calmness and serenity of the natural seaside setting is irresistible. The real estate Oceanside California setting provides enough activity for any family to enjoy. But the question is often asked- does the average Joe or Joan stand a chance of buying real estate Oceanside California? The truth is that the market surrounding San Diego is one of the highest priced in the country.
Being Prepared to Buy Real Estate Oceanside California
There has been a decline in the number of average priced homes in the real estate Oceanside California area in the past few years. The slump in home sales in 2006 may have made things a bit easier on buyers, but this hot market is still difficult to get into. Anyone wanting to get into a real estate Oceanside California home needs to plan ahead and be well prepared to jump on any good home they find.
Real estate Oceanside California homes don’t stay on the market for long. But beware. You don’t want to buy into a money pit just because you love the area. The secret is to have your loan pre-approved, know what area of the real estate Oceanside California homes you can afford, and inspect them as carefully as you would in any other market. The difference is that you will need to make decisions quickly. When you do find a home in the real estate Oceanside California market that you love- don’t hesitate!
Real estate Oceanside California homes will continue to increase in value. But if your investment is also your home, you want to make sure it’s a good fit. Ironically, the average income provided by Real Estate Oceanside California job market is now currently at a figure of $46,500 approximately per household. Prices and taxes in real estate Oceanside California remain sound and steady. So it may be a challenge to find that ideal real estate Oceanside California home, but once you do it has its benefits.
How to Find Real Estate Oceanside California
Finding real estate Oceanside California will be easier if you find a highly known and respected agent. While some buyers are hesitant to pay the realtor’s commission, I strongly advise that anyone trying to purchase in a hot market tap into the benefits that an agent can bring. Real estate Oceanside California realtors can show you through the area, highlighting specific parts of the area to fit your individual family’s lifestyle. They can also handle a lot of the legwork and paperwork that is such a hassle.
Ultimately, real estate Oceanside California is a highly sought after market. But if you really want to buy there- do your homework first.

Escapeso Austin Real Estate asked:
First off, watch some late night infomercials on TV. And possibly order some real estate tapes from Carlton Sheets. This will provide you with a positive upbeat attitude and a sense of false confidence that is essential in order to go bankrupt. Believe that after listening to some tapes, you can compete with people that have done this 7 days a week for years.
Second. For your first investment, buy in a city you know little to nothing about and avoid using a buyers agent who does know the city. Go directly to the sellers agent. The best way to make a truly horrible decision is to avoid any outside advice. The best part of this is that avoiding a buyers agent usually doesn’t save you any money since the selling agent simply makes more when you deal with them directly.
Look for a discount or a distressed property over a good long term investment. Late night infomercials and Carlton Sheets talk a lot about this. Getting equity at the point of sale. One thing about distressed properties with desperate sellers is that they frequently are in crappy areas with low appreciation rates. Buying a property at under market rate in an area with low appreciation potential versus a property in a good area is the kind of short sighted thinking that will really help you reach the goal of bankruptcy and foreclosure.
When you talk to people including your realtor, try to spend time talking about all the crap you learned from your book or light night infomercial. The more you listen to other people, the more you might get different perspectives and the higher chance you might learn new things. This could really hurt your chances of going bankrupt so avoid listening to anyone. Remember you know everything even if you only got interested in real estate last week.
Be positive to the point of stupidity. Alot of investors I know always think about how their situation would be affected by a 10 or 20 percent drop in the market before making a purchase. You should avoid this kind of thinking. You need to be blinded by greed. You should only fantasize about how you are going to double your money.
When calculating your monthly cashflow, assume that you will have 100% occupancy all the time and no maintenance cost. While you are at assume that its going to rain money tomorrow.
Also, be stubborn when renting your properties. Decide upon a number say $900 a month and refuse to budge. Come up with some bizarre logic about how the property deserves $900 a month. Lose months of rent having the property sit vacant instead of going down $50 on the rent. Instead of responding to the market make statements like “Well the markets wrong then”.
As you move closer to foreclosure, don’t alter your spending habits. Don’t move into a smaller house or cut spending. Act like nothing is wrong.
Overextend, overextend, overextend. Are you approved to buy one house. Why not buy 5, heck why not 20. Instead of building up a portfolio of properties over time, gaining experience along the way, just buy alot of properties next Tuesday.
Alot of people are getting into the foreclosure game. Their is no reason you should be left behind. Throwing caution to the wind and filling your eyes with greed and you should find yourself walking down the golden path to foreclosure.
This is not a definitive guide to foreclosure. Alot of people end up in foreclosure due to many things unforeseen events like unpreventable family illness, divorce or job loss. This is simply a guide to what I call elective foreclosure.

Women are working more, earning more and buying more than they ever did. Consequently, they have a significant influence on the American economy in general, and the real estate industry in particular.
The collective buying power of US women accounts for about 85 % of all consumer purchases. When it comes to purchasing patterns, women are estimated to make 94 % of home furnishings decisions, 91 % of new homes purchase decisions, and 89 % of travel decisions.
Women’s earnings have accelerated over the last few years and they have emerged as the Chief Purchasing Officers in their households. According to IRS data, women constitute 39 % of the top wealth holders in the country. This means about 2.5 million women possess a wealth of $4.2 trillion put together. Notably, the IRS estimates that by 2050, 42 % of these women will be single or widowed. The IRS further estimates that more wealth is bound to be accumulated among women.
Another growing trend that emerged in a December 2006 study by the National Association of Realtors (NAR) was that about 22 % of homes purchased between July 2005 and June 2006 were by single women who were in the 25 to 34 age range. Women accounted for a record number of 1.76 million home purchases (1 in every 5 homes), a significant increase from 14 % a decade ago. Women’s growing success in their careers, higher education, financial independence and a desire to build an early nest on their own, are some of the reasons that have spearheaded this home buying trend.
Among the vast demographic spectrum in the real estate industry, women have become a force to reckon with. Real estate agents are increasingly taking note of their female clients and the power they wield in home buying decisions. By the influence that they bring into play in home buying decisions, women form a significant and growing market that simply cannot be ignored.
If you are considering buying a home, condo, or any other real estate, be sure to seek out the services of a local real estate agent to guide you through this complex process.

Real Estate Pros asked:
Real Estate business has seen tremendous growth and so has been the need of Real Estate agent. Today more and more people are getting interested to become home owner and as the demand for real estate need increases the role of Real Estate Agent becomes more important. In the past one agent use to provide services to both seller and buyer but as the real estate market changed people started to realize that specialized service is more logical and beneficial. In Real Estate industry now buyer/seller are looking for specialized agents who can provide specialized related expertise, information and services required to complete the process. When a real estate agent represents both buyer and seller it really restricts agents to provide impartial service to either party.
Let’s look at the both (Seller/Buyer) scenario separately. A real estate agents who is a listing agent of seller has a fiduciary, ethically and moral duty to represent seller only.
By getting Exclusive Right to Sell Listing, the real estate agent is promising seller that he will live no stone unturned to market the home and find the best buyer at maximum possible market value for the home.
As a Buyer’s real estate agent he need to find the right home for buyer along with should all information of the community. When a buyer is exploring to buy a real estate property in new community, he is very much interested to find out several information related to that particular community such as population, crime, climate, schools, traffic, living standards etc. Buyer’s real estate agent should be well informed with all these information so that he can provide that information to buyer. It will be easier for buyer to make the decision based on these information. Once the buyer is ready to buy real estate property in the community then other part of the real estate agent’s duty starts. As buyer’s agent it is his responsibility to find a real estate property, as per buyers requirement. It is also buyer’s real estate agents duty to negotiate the best market price with seller.
So if seller and buyer are represented by their own specialized agent then both agents can play a partial and specialized role for their client..
So it is quite clear that one real estate agent representing both seller and buyer can not justify providing specialized service to both party. Both buyer and seller are in different need of services. That’s why specialized real estate service has become more in demand where buyer/seller can get impartiality specialized service during the process.
Never before has the role of specialists in the world of real estate been more important. With buyers and sellers requiring more services, the industry has seen an explosion of agents who specialize in either the representation of sellers or buyers. These specialist agents can provide a wealth of services and maintain a complete impartiality during the sales process as there is only one client to concern them.
Historically the sales transaction and the concerns of the buyer were the purview of a single realtor. However, as the industry has progressed so have the needs of each party and so the specialist arose. Buyers have some very particular needs, and specifically the need to feel that their best interests are seen to. Listing agents are representatives of the home’s owner and in that role they have a primary responsibility to that owner. How could they properly look after the needs of an interested buyer as well?
So what is it that a buyer’s agent does? Primarily the buyer’s agent will begin with the location of suitable properties for their clients. This is usually based upon a list of requirements and desires that the client has communicated to the agent. They will then arrange viewings and recap their findings with their clients and assist in deciding upon a good candidate for an offer. This will be based on the wealth of community information that a buyer’s agent commands. As specialists, they are experts on their given area which is critical in the education of clients on the areas that they are considering. Once a property is decided upon, the buyer’s agent changes significantly, evolving into an overseer-negotiator role. They will typically coordinate the inspections and conduct the negotiations with the listing agent. This includes the execution of the buyers subjects and the closing of the actual contract.
There is an art to representing a buyer. It is a role that has become ever more crucial in an industry where customer service is the single most important thing that an agent can offer. If you are in the market for a home then the buyer’s agent is the friend that you need to make sure that you are given the service that you deserve.

Real Estate Advisor asked:
In many parts of the country, home prices doubled during the period from 2000 to 2005. During this same time, creative financing programs (e.g. zero down payment, adjustable rate loans, interest only loans, option ARMs loans, negative amortization loans, etc.) gained popularity and helped some people buy homes who would not normally qualify based on their income, debt level and credit history.
Most real estate markets are now cooling, and some are even experiencing declining prices. In times of dropping real estate prices, the amount owed on a loan by some homeowners may actually exceed the value of a property. If homeowners cannot make their monthly mortgage payment, there is a potential for default on the loan and foreclosure of the property by the lender.
The term “short sales” is used to describe a situation in which a homeowner is at risk of defaulting on their loan, and the lender agrees to sell the property below the original appraisal price in order to avoid foreclosure. Most lenders do not readily agree to short sales, although exceptional circumstances such as a homeowner losing his/her job or the death of a wage-earning spouse may make some of them more open to doing so.
If a property is sold as a short sale, the lender recoups at least a portion of the original loan amount, the homeowner avoids the stress and stigma of foreclosure, and the new homebuyer gets a property below its original appraisal price. If a short sale doesn’t work, then the property usually goes into foreclosure.
Short sales may be an emerging trend as the rate of foreclosure is rising dramatically across the nation. According to Business 2.0 Magazine, the top 10 foreclosures markets are:
1. Greeley, CO
2. Detroit, MI
3. Miami, FL
4. Indianapolis, IN
5. Fort Lauderdale, FL
6. Denver, CO
7.Dayton, OH
8.Dallas, TX
9.Fort Worth, TX
10.Atlanta, GA
The credit of homeowners may be impacted after a short sale, but it all depends on how the lender reports the outcome. Some lenders report a partial loan repayment as full payment of the debt due, which does not adversely impact the credit of the borrowers. Other lenders report the sale as “settled,” which adversely and significantly impacts the borrower’s credit. The other problem is that the portion of the loan amount forgiven by the lender may actually count as taxable income by the IRS.
In summary, a successful short sale has some potential positive benefits (e.g., homeowners avoid foreclosure, lenders recoup at least a portion of the loan amount, new homebuyers gets a property at below the original appraisal price, etc), but there are also many negative consequences. Some of these potential negative consequences include: the negative impact on borrower’s credit, negative impact on the value of other similar homes in the neighborhood, and that the amount forgiven by the lender may be taxable event. Homeowners having difficulty making their monthly mortgage payment may benefit from talking to a real estate agent who is experienced in short sales.

Foreclosures continue to rise across America. According to the latest annual report of http://Foreclosures.com, the number of foreclosures filed nationwide in 2006 had increased by 51 percent from the previous year, with foreclosure filings nearly topping one million. When compared to 641,000 foreclosure filings made in 2005 nationwide, almost 971,000 foreclosure filings were reported last year.
Among the States, California reported the highest number of foreclosure filings in 2006 with 157,417 foreclosures filed, which is an increase by 94 percent from the year before. California is followed by Florida with 120,989 foreclosure filings. Nevada struggled with the largest percentage increase in foreclosures in 2006 of 175 percent.
The Northeast region reported 96,101 foreclosures in 2006, an increase of 64.6 percent from 58,394 foreclosures filed in 2005. Still, a few states in the region, such as Maryland and Delaware, saw a decrease in foreclosure filings.
Foreclosure filings in the Midwest region of the nation went up beyond 70 percent with many states including Illinois, Michigan, Missouri and Nebraska facing increases of 80 to 96 percent. Industrial layoffs and a tough economy have spurted the number of foreclosure filings in this region, with foreclosure figures in states such as Iowa and Kansas increasing beyond 100 percent.
The Southwest region was the most affected with one out of every 2.2 foreclosures in the country taking place there. The region closed the books for 2006 with an increase of 37 percent from 162,259 foreclosures in 2005 to 220,189 foreclosures. Foreclosure filings in Colorado increased by 55.4 percent, while foreclosures in Texas increased by 35.2 percent. Although the region struggled with the high foreclosure rates, the figures are not all bleak for the region with a few states showing a decrease in foreclosure filings. Louisiana, New Mexico, Oklahoma and Oregon reported fewer foreclosure filings in 2006 when compared to 2005. These states have particularly reported a drop in foreclosure filings in the last quarter of 2006.
Although the foreclosure reports are not very cheerful, Alexis McGee, president of http://Foreclosures.com anticipates the housing market to improve soon. Overextended homeowners, who have been struggling to keep up with heavy debt loads, rising interest rates and property taxes, can soon look forward to some relief as home inventories come down and the market start looking up again. McGee also adds that the current housing market may be the best opportunity for home buyers in the next six years.

REAL ESTATE MARKET TRENDS
As with most products and services in the United States, price shifts in the real estate industry are subject to the forces of supply and demand. Whether it’s a buyers market or a seller’s market, it is useful to evaluate home sales data for the most recent month available (June 2006), compared against the same period in the previous year (June 2005).
The median price of single-family homes dropped from $610,000 in June 2005 to $595,000 in June 2006, which represents a 2.5% decline. Fewer more homes sold in June 2006 (127 homes) than in June 2005 (171 homes). The average time to sell a home increased from 47 days in June 2005 to 66 days in June 2006.

Fewer units sold in June 2006 (46 units) than in June 2005 (80 units). The average time to sell a unit increased from 52 days in June 2005 to 85 days in June 2006.
Homebuyers and home sellers should keep in mind that the data above is simply a snapshot in time. Therefore, the data must be evaluated over a longer duration to understand enduring market trends.

Real Estate Advisor asked:
If you are considering purchasing or selling a home, condo or any other type of real estate, you will most likely need the services of a real estate appraiser. An appraiser performs an assessment of properties and other types of real estate to help establish its value. While there are several methods appraisers use to establish the value of real estate (e.g. cost method, income method, and comparison method), for residential properties, the comparison method (also known as market value) is the most common approach. The appraiser’s job is to provide an opinion about the value of a property based on its “highest and best use.” If you are financing the purchase of a property, your lender will normally require an appraisal to make sure that the property is really worth the amount loaned.
The real estate appraiser is tasked with carrying out a completely objective assessment of a property and will normally provide a written evaluation report. This is accomplished by a physical inspection of the property, as well as a comparison to other similar properties for which the value is already established. To make a determination about value, the appraiser gathers details such as the size of a property, size of the lot, location, condition, best use of the property, amenities, etc.
After this initial inspection, the appraiser may scout the neighborhood to compare the property with other similar properties in the neighborhood by age, size, price range, etc. The appraiser then gathers additional data from several sources such as the local Multiple Listing Services (MLS), which provides information on current and recent comparable sales. The appraiser also gathers information from his/her own past experience in the local market. All of these sources of information are taken into consideration while writing the appraisal report, which will provide an estimate about the value of a property.
There are many reasons to use the services of a qualified appraiser. When purchasing real estate, an appraisal provides you with a negotiating tool and helps ensure that the price you are paying is appropriate. If you are selling your property, the appraisal will help you determine an appropriate price range. Besides real estate and mortgage transactions, you may need to order an appraisal to lower the tax burden (assuming the value is really lower than the value established by taxing authorities), to establish the replacement cost of insurance, to settle an estate, etc. An appraiser only gives an estimate of the value of the property. A real estate appraiser is not to be confused with a home inspector.
If you are considering buying or selling a home, condo or any other type of real estate, you can use the services of a qualified real estate appraiser who will provide an estimate of the fair market value of your property.

Real Estate Advisor asked:
The community of Clairemont (sometimes called Clairemont Mesa) is located in central San Diego County, California. The community is located off Interstate 5 at Balboa Ave and is within the 92117 Zip code.
The real estate and homes for sale in Clairemont fall into the moderate-income category for San Diego County. The number of homes sold in a particular year is relatively high. For example, during the period from January through July 2006, approximately 183 single-family homes sold. Approximately 226 homes sold for the same period in 2005.
The median price of homes in July 2006 was $560,000, compared to $562,500 in July 2005, which represents a 0.9% drop. The average price of homes in July 2006 was $575,114, compared to $585,602 in July 2005, which represents a 2.4% drop. Approximately 21 homes sold in July 2006 and 26 in July 2005. The data provides evidence that there was a downward price trend in July 2006 compared to the same period last year.
The median price of homes in June 2006 was $555,000, compared to $570,000 in June 2005, which represents a 2.6% drop. The average price of homes in June 2006 was $586,758, compared to $584,415 in June 2005, which represents a 0.4% increase. Approximately 30 homes sold in June 2006 and 34 in June 2005. The data for June 2006 was mixed, as median prices declined and average prices rose slightly from the same period last year.
The median price of homes in May 2006 was $550,000, compared to $562,000 in May 2005, which represents a 2.3% drop. The average price of homes in May 2006 was $584,012, compared to $582,000 in May 2005, which represents a 0.3% increase. Approximately 33 homes sold in May 2006 and 37 in May 2005. The data was mixed in June 2006, as median prices declined and average prices rose slightly from the same period last year.
The median price of homes in April 2006 was $564,000, compared to $565,000 in April 2005, which represents a 0.20% drop. The average price of homes in April 2006 was $584,722, compared to $612,897 in April 2005, which represents a 4.6% drop. Approximately 32 homes sold in April 2006 and 36 in April 2005. The data provides evidence that there was a downward price trend in April 2006 compared to the same period last year.
The median price of homes in March 2006 was $558,000, compared to $545,000 in March 2005, which represents a 1.5% increase. The average price of homes in March 2006 was $589,161, compared to $576,227 in March 2005, which represents a 3.60% increase. Approximately 29 homes sold in March 2006 and 39 in March 2005. The data provides evidence that there was an upward price trend in March 2006 compared to the same period last year.
The median price of homes in February 2006 was $560,000, compared to $525,000 in February 2005, which represents a 7.4% increase. The average price of homes in February 2006 was $582,435, compared to $571,708 in February 2005, which represents a 2.50% increase. Approximately 17 home sold in February 2006 and 29 in February 2005. The data provides evidence that there was an upward price trend in February 2006 compared to the same period last year.
The median price of homes was $585,000 in January 2006, compared to $525,000 in January 2005, which represents a 10% increase. The average price of homes in January 2006 was $634,524, compared to $542,708 in January 2005, which represents a 16.9% increase. Approximately 21 homes sold in January 2006 and 25 in January 2005. The data provides evidence that there was an upward price trend in January 2006 compared to the same period last year.
So what does the above data tell us? Overall, there was a 19% decline in the number of homes sold during this period from 2006 to 2005. The pricing trends early in the year (January, February and March) were in the upward direction for both median and average prices, which showed increases year-over-year ranging from 1.5% to 16.9%. However, since then, the pricing trend has been downward or mixed depending on the month. For example, April and July demonstrated downward median and average prices ranging from around half a percent up to 5%. For May and June, the median price was down around 2% from the previous year, and the average price was slightly up around half a percent. These findings suggest that at best, prices have leveled off, and at worst, are starting to decline. Continued monitoring of sale data in subsequent months is needed to identify enduring market trends.
Be sure to consult your Realtor on other factors that influence home pricing before buying or selling real estate in Clairemont.

Eric Bramlett asked:
“When you meet with a real estate agent for the first time, you might be a bit nervous or even uncomfortable. This is particularly true if you have never sold real estate before and you are uncertain of what to expect.
In order to relax your nerves, you should come prepared to interview the real estate agent on your first meeting. Don’t feel awkward about conducting this interview, as the real estate agent expects you to ask plenty of questions so you can determine if you are a good match. Similarly, the real estate agent is likely to ask you plenty of questions in order to learn more about your home and to determine a plan for selling the real estate you are looking to sell.
Questions to Ask the Real Estate Agent
When you meet with the real estate agent for the first time, there are several questions you should ask in order to determine if you are good match. These questions include:
• How long have you been in this business?
• What is your list-price-to-sales-price ratio?
• What is your marketing plan?
• What are your references?
• What separates you from the competition?
• What do you charge?
• What type of guarantees do you offer?
Although it is possible to get good service from a real estate agent that hasn’t been in the business for a long time, you are better off dealing with a real estate agent with experience in the business. If you are considering working with a newer real estate agent, find out more about that agent’s mentor or supervising broker in order to see if he or she has someone with experience to help with the process.
The average list-price-to-sales-price ratio is also an important consideration because you want to choose a real estate agent that will be realistic about the asking price and that will work hard to get you the amount you are asking for. Similarly, you want to learn more about the real estate agent’s marketing plan, such as where and how he or she advertises.
The real estate agent should also be able to provide you with references, and you should be sure to follow up with those references and to ask them questions as well. In addition, the real estate agent should be able to clearly explain to you what he or she can offer that the competition cannot. Finally, the real estate agent should charge a reasonable fee while also providing guarantees, such as allowing you to cancel your contract if you are unhappy with the agent’s services.
Questions Your Real Estate Agent Will Ask You
In order to best serve your needs, your real estate agent should ask you several questions as well. For example, the real estate agent will want to know whether are not the real estate you are trying to sell is currently occupied. If so, the real estate agent will need to make special arrangements when showing the house to prospective buyers.
The real estate agent will also want to know if there is anything special about the property that you think should be highlighted while showing it to potential buyers or if there are any problems with the home that need to be repaired. Similarly, the real estate agent might want to know if you are willing to spend any extra money in order to make improvements on the home in order to improve the chances of making a sale.
In all, you should expect your real estate agent to communicate with you effectively and to make an effort to make the entire process as convenient and as profitable for you as possible.”

Real estate is often known as the safest investment available. Because, real estate investing executed with correct evaluation of the property (and its true value), can result in good earnings. This is one reason how come a few people engage in real estate investing as their regular job. The dialogue of real property are broadly centered toward residential real estate; commercial real estate seems to be not as popular. All the same, commercial real estate also is a good alternative for investing in property.
Commercial real estate includes many various forms of properties. Most folks associate commercial realty with only office buildings, parks or manufacturers/ industrialized units. Even so, that’s not entirely all of commercial real estate. There’s more to commercial real estate. Health care centers, retail structures and storage warehouse are all good examples of commercial real estate. Even residential properties like apartments (or any property that comprises of more than 4 residential dwelling units) are considered commercial real estate. As a matter of fact, such commercial real estate is much sought after.
So, is commercial real estate really profitable? Well, if it were not Lucrative I wouldn’t of have been writing about commercial real estate at all. So, commercial real estate is productive for sure. The only matter with commercial real property is that acknowledging the opportunity is a little difficult as equated to residential real estate. But commercial real property profits can be real huge (in fact, much bigger than you would anticipate by residential real estate of the same proportion). You could take up commercial real estate for either reselling after appreciation or for letting out to, say retailers.
The commercial real estate development is as a matter of fact handled as the 1st sign for emergence of residential real estate. Once you acknowledge of the possibility of significant commercial growth in the area (either due to tax breaks or whatever), you had better begin assessing the potential for appreciation in the prices of commercial real estate and then go for it promptly (equally soon as you find a good deal). And you must really work towards getting a good deal.
If you find that commercial real estate, e.g. land, is available in large chunks which are too costly for you to purchase, you could look at forming a small investor group (with your friends) and purchase it collectively (and split the profits later). In some cases e.g. when a retail boom is expected in a region, you may determine it profitable to purchase a property that you can change into a warehouse for the intent of renting to small businesses.
So commercial real estate exhibits a whole plethora of investing chances, you just need to seize it.
SEIZED REAL ESTATE MARKET IS HOT! EVERY MONTH THOUSANDS OF PROPERTIES BECOME REPOSSESSED BY BANKS, STATE, FEDERAL AND PRIVATE ORGANIZATIONS THROUGH VARIOUS SEIZURE AND BANKRUPTCY LAWS. THOSE PROPERTIES COULD BE PURCHASED THROUGH AUCTIONS AT A FRACTION OF THEIR ACTUAL MARKET VALUE! FIND ONE FOR YOURSELF TODAY OR START BUILDING WEALTH!

Vanessa Arellano Doctor asked:
One of the most important things to remember when you want to have success in the real estate market is that you must choose the right real estate agent, someone who will represent your best interest with the utmost zeal and ability. This is especially important if you know very little about the entire real estate market.
Having a good real estate agent can make sure that you are getting the most out of your real estate experience. Unfortunately, not all real estate agents out there have the qualifications that you may need or may be seeking. In order to find the best and right real estate agent that will suit your needs in the real estate market, you must take a few factors into consideration before you choose a real estate that would represent you.
Before anything else, you should always remember that a real estate agent is just like a salesperson in a way that he or she is trying to sell someone a house. The agent could be working for either a buyer or a seller, depending on what purpose he or she was hired for. Nonetheless, their main mission is still to sell. It is important that you look for real estate agents that have the capability to sell any real estate property. This will help put you at ease knowing that the real estate agent that you have chosen can do his or her job well, thereby increasing the amount of confidence and trust that you have for him or her.
It also helps if you can determine what the real estate agent’s area of expertise is. Since some real estate agents are more specialized and have more knowledge about certain areas, you need to make sure that the real estate agent that you are choosing is knowledgeable and skilled enough in the particular area that you may need him or her for. If an agent has been living in the area that where your real estate property is located, then it can greatly help in how he or she markets and sells the property to other potential buyers since he or she is already familiar with the area, and knows a little something about it.
A good real estate agent is also very accessible and should always be readily available to his or her client. In this way, the agent can make sure that he or she is able to address any queries or problems that the client may have regarding the real estate properties that he or she is planning on selling or buying. There is nothing worse than a real estate agent that is very inaccessible. Any good real estate agent should always be there for his or her client, just so he or she can make sure that the client gets the best result from the whole real estate experience.
Any good real estate agent should also be experienced, but should also be educated. This will help make sure that your real estate agent is able to handle your account without problems and with high competence. You would rather have your account be handled by someone who has a college degree and has a lot of experience in the whole real estate process, as opposed to a high school drop out who has little to no sales yet. You need your real estate agent to take control of the whole process, which is why he or she needs to be very competent and skilled in the matter in order to make sure that your best interest is not overlooked.

Nicholas Tan asked:
We know that Colorado is known for Rocky Mountains. But does the Colorado real estate rock as well? Though Colorado real estate doesn’t rock that much, as per the statistics (and when we compare Colorado real estate to others like Florida real estate or California real estate). However, there are people with contrarian views as well. And believe me, contrarian views do sometimes get huge profits for you, because in such circumstances you will generally face lesser competition from other real estate investors and you can probably get a Colorado real estate piece for much lesser than it actually is worth.
However, we are not saying that Colorado real estate has performed badly. Though I don’t remember the exact statistics but Colorado real estate appreciation was about 5-7% only which is much lower to 25% or so for Florida real estate. Again, when we say 5-7% appreciation in Colorado real estate, we are talking about the state in general. So, it’s quite possible that there be regions in the state where the real estate appreciation is say 25% and there could be places where there has been no appreciation in real estate. The opportunity is always there, the only thing you need is the art of finding the Golden deal in this Colorado real estate market.
When assessing Colorado real estate you must take into consideration various factors e.g. you must assess the overall economic indicators and check what effect it can have on Colorado real estate (both in the near term and in the longer term). You don’t need to be a financial analyst or a real estate guru for doing this assessment, you just need to keep track of various news items and analysis reports on Colorado real estate. Also keep track of the mortgage rates and laws on tax breaks (as applicable to Colorado real estate).
All these factors influence the trend of real estate anywhere (not in just Colorado). Moreover, you will need to hunt for Colorado real estate opportunities by going to public auctions, foreclosures, teaming up with attorneys for information etc. Again, remember that a not-so-good news about any real estate (be it Colorado real estate or Florida real estate), doesn’t mean that real estate investment won’t make sense at that place; in fact, it might cut down the number of competitors you have.
So, if you feel that Colorado real estate doesn’t rock; you can probably make it rock for you. There always are plenty of opportunities.

Mark G. Estates asked:
Anytime you spend your hard earned money to buy something, you should always have it documented. When you purchase smaller items, such as items at a convenience store, you’ll normally be given a receipt. When you purchase larger items, such as televisions and furniture, it will involve a bit more documentation. In exchange for your money, the seller will give you a receipt and in most cases a warranty that will protect your investment.
As you may already know, buying a home involves a lot more paperwork than furniture or even an automobile. Whether you are buying or selling a house, you should always have each step of the process documented. If any revisions are made, they should be recorded as well. Although buyers and sellers can prepare the documentation themselves, most choose not to due to the number of revisions that a single document can have. To help prevent consumers from these types of headaches, ready made real estate forms were introduced.
You can get a ready made form from a real estate agent or download the forms right off the Internet through a real estate website. Ready made real estate forms are easy to use, as they cover virtually all transactions you may encounter – from buying homes to selling them. There are forms that cover just the basics, which are ideal for those with no experience. If you are looking for a more legally binding form, there are also those that cover legal requirements and those that cover disclosure laws as well.
You can choose to purchase these forms on an individual basis as you need them, or buy an entire set instead. Individual forms are ideal for anyone who is involved with short term leases, such as rental property or homes that have been leased out. If you are planning to sell a home or buy a home, you are better of purchasing the entire set of ready made forms. This way, you’ll have all of the documentation you need and you won’t have to worry about purchasing more.
Unlike other types of real estate forms, ready made forms are assured for their accuracy, legality, and even their contents. Manufacturers of these forms spend a lot of time and a lot of energy verifying their documents, and making sure that they are perfect. Although these forms are normally up to date, you should still check with your local law and real estate offices to see if there are any updates. Real estate laws and regulations aren’t revised that often, and normally tend to stay the same for a long period of time.
If you aren’t sure about what forms you need, you should always ask a real estate agent. Even though ready made real estate forms are easy to understand and use, there are a few types available. If you are selling a home, you certainly wouldn’t want to use the same form as someone else who is buying a home. There are also ready made rental forms as well, which are ideal for those who are renting out property or leasing.
With ready made real estate forms, the process of real estate transactions are easier than ever before. By using these forms, you can do everything yourself – without having to forego realtors. You’ll save a lot of money as well, simply because there is no realtor involved. The next time you are buying, selling, or leasing out your property, you should look into ready made real estate forms and see just how easy they make real estate transactions.
